Building in Arcadia: what to know.
Permits are online
Building permits are issued by the Building Services Division of Development Services. Applications, inspections and permit history all go through the city's EDGE portal, and plans are submitted digitally.

Arcadia offers a pre-approved plan for a detached ADU that skips Planning review and gets a faster plan check. It cannot be used in the Very High Fire Hazard Severity Zone in the foothills unless the plan was designed for it.

The Arcadia Highlands, Santa Anita Oaks, Santa Anita Village and the two Rancho Santa Anita associations each have an Architectural Review Board with design authority over their area. Even a reroof with a material not on the association's list goes to them.

Coast live and Engelmann oaks over 4 inches across, other oaks over 12, and sycamores over 6 are protected. Removing one, or building inside its protected zone, needs an Oak Tree Permit.

On top of the state rules, an attached ADU's entrance cannot be visible from the street, a porch tops out at 60 square feet, and windows set high in the wall have to be frosted clerestories.
