General contractor in Monrovia, CA

We have built in Monrovia for years, from an ADU our crew framed in five days to bathroom remodels with a whole-house re-pipe behind the walls. The foothill neighborhoods add fire-zone building rules, and the older ones have historic districts.

Building in Monrovia: what to know.

Historic districts and landmarks

Monrovia has two historic districts, Wildrose and Encinitas, and 164 designated landmarks. Work on a landmark goes through a Certificate of Appropriateness, which the Planning Division processes for the Historic Preservation Commission.

Oak trees

Oaks 10 inches or more across, measured 2 feet above the ground, are protected in the front and street-side yards of single-family lots. Removing one, pruning more than a third of it, or grading or putting in irrigation under its canopy needs an Oak Tree Preservation Permit.

Brush clearance in the foothills

The city's brush rules have owners keep the area within 30 feet of any building clean and green, and clear hazardous vegetation for at least 200 feet around it. On a foothill lot, plan the landscaping around that from the start.
